Buying property in Germany is accompanied by the following charges, taxes and fees in addition to the purchase price:
purchase tax: 3.5% of purchase price
notary charges: 1.5% of purchase price
agent fee: 6.0% of purchase price
Financing the purchase price by mortgage loans brings further notary and registration charges. German-Banks.com may lead you to a trustworthy partnership bank.
The profit of leasing property in germany is subject to the german tax. Property management can be done by yourself or by a professional property manager who takes about 300-400 EUR per accommodation unit and year.
Real Estate Tax has to be paid annually. It depends on a rateable value given by the tax office and on a municipal rate fixed by the municipality. This tax can be prorated to the tenants.
We do not guarantee the accuracy of this information but rather recommend to personally consult a real estate agent in Germany and your tax consultant.
